Short-term Rentals and Bed & Breakfasts

On July 5, 2022, the Granbury City Council adopted amendments to the Zoning Ordinance and City Code for Short-term Rental and Bed & Breakfast regulations. Amendments included:

  • Reevaluation and update of terminology such as "Short-term Rental" and "Bed and Breakfast" and "bedroom". 
  • Geographic areas where short-term rentals and bed and breakfasts may locate.
  • Update to parking regulations.
  • Update to standards and permitting requirements.

On January 2, 2024, the Granbury City Council amended the Zoning Ordinance to remove the requirement for Specific Use Permits on residential zoned properties.

What is a Short-term Rental or Bed & Breakfast, Hosted?

Short-term Rental (STR), Residential Unhosted – A residential principal building or portion thereof within the principal building and used for lodging accommodations for occupants for a period of less than thirty (30) consecutive days and rented for compensation.

Short-term Rental (STR), Commercial – A premise or portion thereof within a building and used for lodging accommodations for occupants for a period of less than thirty (30) consecutive days and rented for compensation.

Bed and Breakfast, Hosted - A principal building used as a dwelling, occupied as a permanent residence by an owner or agent which serves breakfast and in which sleeping accommodations are provided or offered for occupants for a period of less than thirty (30) consecutive days and rented for compensation. 

Can I operate a Short-term Rental or Bed & Breakfast, Hosted on any property in the City of Granbury?

Short-term Rentals and Bed & Breakfast, Hosted are limited to properties located within the City’s Historic Preservation Overlay (HPO) district and Historic Compatibility Overlay (HCO) district. Historic Overlay Districts Map

How do I rent my property as a Short-term Rental or Bed & Breakfast, Hosted?

All Short-term Rentals and Bed & Breakfast, Hosted require a Short-term Rental and Bed & Breakfast, Hosted Permit, Certificate of Occupancy, and Health Permit if food is being prepared/served on site. 

What are the requirements/standards for a Short-term Rental or Bed & Breakfast, Hosted?

Short-term Rentals in Residential Districts are limited to 3 bedrooms (The area of a dwelling intended as sleeping quarters.  The term does not include a kitchen, dining room, bathroom, living room (as an example but not limited to:  game room, sitting room, media room, multi-use room), utility room, or closet or storage area of a dwelling.) and must provide a parking space for each bedroom.

Short-term Rentals in Commercial Districts are limited to 7 bedrooms (The area of a dwelling intended as sleeping quarters.  The term does not include a kitchen, dining room, bathroom, living room (as an example but not limited to:  game room, sitting room, media room, multi-use room), utility room, or closet or storage area of a dwelling.) and must provide a parking space for each bedroom and an additional 2 parking spaces if the property has on-site management.

Bed & Breakfast, Hosted are limited to 7 bedrooms (The area of a dwelling intended as sleeping quarters.   The term does not include a kitchen, dining room, bathroom, living room (as an example but not limited to:  game room, sitting room, media room, multi-use room), utility room, or closet or storage area of a dwelling.) and must provide a parking space for each bedroom and 2 parking spaces for the on-site host(s).

All Short-term Rentals and Bed & Breakfast, Hosted allow a maximum of two (2) persons per bedroom when using the premises as a short term rental.

All Short-term Rentals and Bed & Breakfast, Hosted require a Short-term Rental and Bed & Breakfast, Hosted Permit, Certificate of Occupancy, and Health Permit if food is being prepared/served on site

Do I have to pay any additional taxes?

Yes, all Short-term rentals, both hosted and un-hosted, and Bed & Breakfast, Hosted within the city limits are required to submit Hotel Occupancy Taxes. To learn more about Hotel Occupancy Taxes please visit - www.granbury.org/Hotel-Occupancy-Tax.
